Do Fair Housing laws apply to all landlords?

No.  Important exemptions apply.  Some common exemptions include:  buildings with four units or less (when the owner lives on the premises); qualified senior housing; and single family homes rented without the use of an agent or advertising.  


Who is protected under the law?

Rhode Island fair housing laws protect more classes of people than federal law.  Given this, it is illegal either under state or federal law to discriminate on the basis of any of the following:  race, color, national origin, sex, sexual orientation, gender identity or expression, disability and religion.
